A new boiler is one of the bigger bills a homeowner faces, and prices you see online often leave out the parts that matter. Here is an honest breakdown of what installation actually costs in the UK, what pushes the price up or down, and how to make sure a quote is worth the paper it is written on.
For most homes, a like for like combi swap, where the new boiler goes in the same place as the old one, tends to land between £1,800 and £3,000 fitted. That usually covers the boiler itself, a magnetic filter, a chemical flush of the system, the flue, and the labour to install and commission it.
Move up in complexity and the price follows. Converting from a conventional boiler with tanks in the loft to a combi typically runs £2,500 to £4,500, because the installer has to remove the cylinder and tanks, rerun pipework and cap off what is no longer needed. Relocating a boiler to a different room, a garage or a loft can add £300 to £800 on top of a standard swap, mostly in pipework and flue changes.
The boiler itself is only part of the bill. A budget model from a lesser known brand might cost £600 to £900 trade, while a premium unit from the likes of Worcester Bosch, Vaillant or Viessmann can be £1,000 to £1,800 before it is even out of the box. Bigger homes need higher output boilers, and a four bedroom house with two bathrooms will need more kilowatts, and more money, than a two bed terrace.

Older properties around Cheshire often have decades old pipework, and if the gas supply pipe is undersized for a modern boiler it may need upgrading, typically £200 to £500. Sludged up radiators may need a powerflush rather than a basic chemical clean, which usually adds £300 to £600. Condensate drainage, flue routing through awkward walls, and bringing the installation up to current Building Regulations can all nudge the figure too. None of this is an installer padding the bill; it is the difference between a boiler that lasts and one that fails early.
Often, yes. Mid range and premium boilers fitted by an accredited installer commonly come with manufacturer warranties of 7 to 12 years, against 2 to 5 years on budget models. Over the life of the boiler, a longer warranty can easily outweigh a few hundred pounds saved upfront, because a single major repair, such as a heat exchanger or printed circuit board, can cost £300 to £600 outside warranty.
Two things keep that warranty valid: the boiler must be registered after installation, and it must be serviced every year by a Gas Safe registered engineer. Budget £80 to £120 a year for a service and treat it as part of the true cost of ownership rather than an optional extra.
Quotes vary because installers include different things, so compare line by line rather than headline figure against headline figure.
